Who we are

Michson Properties LLC is Michelle and Carson, who host vacation rentals in Durham and Oak Island, North Carolina. This policy explains what information this website collects, what we do with it, and the choices you have. It covers this website only. Reservations are made on Airbnb and Vrbo, under their own privacy policies.

When you contact us

If you send us a note through our contact form, it is emailed to us with:

• your email address, so we can reply
• the subject you chose, your message, and any link you added
• a photo, if you attached one
• the time you sent it and your internet (IP) address, which helps us spot spam

The website doesn’t save your message or photo. It’s delivered to our inboxes by Resend, the email service the website uses, which handles it under its own privacy policy. We keep your email like any other in our inbox and use it only to answer you. We won’t add you to a mailing list.

Visitor statistics

To see how the website is used, we count page views and some clicks ourselves, on our own server. For each page view we record:

• which page it was, and whether the page exists
• where the visit came from, such as Google, Airbnb or Facebook (the site’s name, not the page you were on)
• whether your screen is phone, tablet or computer sized
• any link you click that leaves our site, such as an Airbnb listing or a restaurant in our travel guides

To count visitors without tracking anyone, we combine your IP address and browser type with a random value that is deleted at the end of each day, and keep only the scrambled result. Your IP address is never stored, and the result can’t be used to recognize you on another day or on any other website.

We use no cookies and no outside analytics service for this. Your browser keeps a small note in the open tab (session storage) so the first page of your visit is counted as its start; it disappears when you close the tab. We look at the statistics only as totals.

Because these statistics don’t identify you or follow you across websites, they work the same whether or not your browser sends a Do Not Track signal.

Maps

The Durham and Oak Island pages and each home’s page show a map from Google Maps. When the map loads, Google receives your IP address and may set its own cookies, under Google’s privacy policy.

Hosting and security

The website is hosted by Render. Like any web host, it keeps standard technical logs, such as IP addresses and browser types, to keep the site running and secure. If our server blocks a message as likely spam, it may note the IP address it came from.

Booking on Airbnb or Vrbo

Links to our listings take you to Airbnb or Vrbo. Once you’re there, their privacy policies apply: Airbnb’s and Vrbo’s.

What we don’t do

We don’t sell or rent your information, share it with advertisers, or use it for advertising. There is no advertising or social media tracking on this website.

This website isn’t directed at children under 13, and we don’t knowingly collect their information.

Your choices

You can browse the whole website without sending us anything. To ask what information we have from you, or to have it corrected or deleted, send us a note through the contact form or message us on Airbnb.

Changes to this policy

If we change how the website handles information, we’ll update this page and the effective date at the top.
